New Belgrade Developments

There are a variety of new projects currently under construction that offer different product types, affordable price points, easy access to the airport and I-90, and quality construction. Sunrise Homes is excited to be building in the Belgrade market as well.

As the populations Bozeman and the Gallatin Valley continue to grow, residential development continues to expand as well. Communities like Belgrade and Manhattan are seeing a boom in new home construction fueled by the growth. One area in particular that has seen and will continue to see lots of new homes, is the North Belgrade area. There are a variety of new projects currently under construction that offer different product types, affordable price points, easy access to the airport and I-90, and quality construction. Sunrise Homes is excited to be building in the Belgrade market as well. For those of you who might be looking for a new home in and around the Bozeman / Belgrade area, Belgrade offers the greatest selection in product and price point that you will find in the Gallatin Valley.


The majority of new development activity in Belgrade over the past several years has been occurring in and around the Bozeman Yellowstone International Airport. With the construction of the new airport freeway interchange, this location provides quick and easy access to downtown Bozeman. Meadowlark Ranch and the Ryan's Glenn subdivisions located north of the airport have provided a variety of single-family detached home options ranging in price from the low $300,000’s to the low $400,000’s. With the build-out of these subdivisions occurring soon, the newest development area in Belgrade is what was once referred to as Prescott Ranch, a 1,500 unit master planned community approved in the 2000’s that has now been divided up into several smaller developments including Story Creek, Bridger Heights, and Prescott Ranch Subdivisions. This Prescott Ranch area will offer single-family detached homes, single-family attached homes, condominiums, apartments, and town-homes, constructed over the next 10-15 years.

Story Creek

Story Creek is a 276-unit development comprised of 120 single-family homes, 84 town-homes and condominiums, and 72 apartments. This community has been under development since 2018. Current single-family homes range in size from 1,600 to 2,900 square feet with prices in the low $300,000’s to the low $400,000’s. Lot sizes range from 6,500 to over 10,000 square feet. Current town-homes range in size from 1400 – 1900 square feet with prices starting in the mid to high $200,000’s. No apartments have been constructed to date.

Bridger Heights

Bridger Heights is a 700-unit development comprised of 117 single family homes, 158 town-homes and condominiums, and 449 apartments. Improvements to the first phase of this community have recently been completed with home construction starting to get underway. No home size or pricing information is available at this time. Single family lot sizes are approximately 7,500 square feet.

Prescott Ranch

Prescott Ranch is a 600-unit single family home development. Improvements to the first phase of this community have recently been completed with several single-family product types scheduled to be for sale beginning in early 2020. No home size or pricing information is available at this time. Lot sizes will range from 3000 – 10,000 square feet providing a few different product types for buyers to choose from.

Henson Subdivision

Henson Subdivision is a 225 unit development located just east of Prescott Ranch. This community has been underway since 2015 and includes a mix of single family detached and town-home product. Current single-family homes range in size from 2,400 to 2,600 square feet with pricing in the upper $300,000’s. Most of the town-home product has been completed and sold.

The Neighborhood

In addition to the great homebuying opportunities you will find in the Prescott Ranch area, this new community includes extensive open space, parks, and trail systems with a new elementary school being constructed just to the west of this development. Sunrise Homes is currently building homes in the Story Creek development.
