Building Homes Across the Gallatin Valley

Sunrise Homes has the experience and knowledge to make your dream a reality. We have built homes in a variety of neighborhoods across the Gallatin Valley. Here is a quick list of subdivisions from past projects: Oak Springs, Southbridge, Meadow Creek, Loyal Gardens, Gallatin Heights, Ryen's Glenn, Story Creek, Las Campanas.

Step 1: Getting Started

If your lot is in one of our approved subdivisions, you can proceed to Step 2. Otherwise, the Lot Owner must provide the following items:

  • Parcel Map of the Property
  • Legal Description for the Property
  • CC&R’s / Design Guidelines for the Property (if applicable)
  • Soils Report for the Property
  • City Water Approval or Well Permit
  • City Sewer Approval or Septic Sewer Permit
  • Electricity to the Property
  • Schedule a property visit with our Sales Manager where we will meet with you on your lot and determine any lot specific costs for budgeting purposes.

Step 2: Home Selection and Construction Financing

  • Choose your home from one of our eight Plan Series.
  • Make your option and color selections at our Your Home Design Center.
  • Complete the Deposit Agreement with our Sales Manager. This agreement will include a summary from Sunrise Homes estimating the Contract Price, the Indirect Costs to be reimbursed to Sunrise Homes by Buyer, and the Construction Loan Requirements.
  • Secure construction financing. The first step will be to obtain a Pre-Approval Letter for the loan amount from the lender. Once complete, Sunrise Homes will assist you with the information needed to complete the final construction loan request.
  • Once you have obtained construction financing, complete the final Purchase Agreement prepared by our Sales Manager.

Step 3: Pre Construction Homebuyer Responsibilities

The following are the responsibility of the homebuyer prior to the start of construction.

  • Well installation (if required)
  • Septic Tank installation (if required)
  • Construction Loan execution and funding
  • Temporary Electricity Application and Fee Payment

In January, our microwave quit working just after our one year home owner's warranty was up. We had no information on any extended warranty that may have been put in place. I contacted Sunrise Homes to discuss the problem, not knowing what they would say or even if they would help. Josh and I couldn't be more pleased with how they handled the situation. Not only did they agree to reimburse us for the diagnostic fee to see what went wrong with the microwave, after seeing the cost to repair it, they purchased a new microwave for us!
