Planning Your Master Bath

November 16, 2019

It's that place where you go to wash away the grime of the world. To relax. To get some time away from the kids. The master bath is the oasis of the home and it's important that it meets your needs! Here is a break down of the options Sunrise Homes offers for our master bathrooms and what our buyers typically select.

The Standard

Let's begin first with the standards that are included with the Master Bath! These produce a fully finished bathroom that many have found met their needs without any upgrades needed.

  • Laminate Countertops - These come in over 30 colors with 3 different edge details.
  • Level 1 Cabinets - Available in 4 different stains, 3 different wood styles and 3 different door styles.
  • Walk-in Fiberglass Shower with Chrome Framed Door
  • Standard LVP flooring
  • Standard Chrome Bath Hardware and Fixtures
  • Standard Vanity lights in either brushed nickel or oil-rubbed bronze.
  • Single tone paint.

So Where to Start

Let's begin with the most desirable upgrade. The shower! We offer many different upgrades for the shower. Some of these include; a garden tub/shower combo, garden tub and shower separate, tile shower options and glass door options. Our tile shower includes floor tiles, large field tiles and a 12" accent with two manufactured shelves. This paired with the Euro door really makes an outstanding looking shower. However, we know not everyone desires or can afford this option. When selecting our garden tub and shower separate option, a 12" tile surround on the tub is included. Here the smaller (often 3'x3') shower can also be upgraded to a tile shower with a tile accent. When kept standard, these showers come with a chrome framed door, this option can be upgraded to brushed nickel or oil-rubbed bronze to match other hardware in your bathroom.

Faucets and Hardware

Second, in line for upgrades most people select would be faucets and bath hardware. Our faucet brand that we offer is Moen. Our standard from Moen is the chateau faucet. This is often upgraded by homeowners to one of our other three styles, Eva, Brantford or Gibson. Brantford faucets and hardware are a more traditional style faucet and often selected in oil-rubbed bronze. Eva represents a more transitional style with smooth lines and a clean look. This is often selected in a brushed nickel finish. Gibson is our more modern single handle option and currently is only available in chrome. Matching styles of hardware are available for both Eva and Brantford with Gibson matching Iso hardware almost perfectly. We also offer additional hardware options in both brushed nickle and oil-rubbed bronze that are a bit more affordable but do not match their faucet styles. These options are often selected to save a little money but still get that matching style.

What about the floors?

Our standard LVP (luxuary vinyl plank) has been very popular with our home buyers. This standard, however, is only available in two colors and has a wood flooring look. To upgrade to a more tile looking options buyers will need to upgrade to at least a level 2 LVP product. Here you are getting more tile looking finishes and a more durable product. As a general rule, the higher the level in LVP the more durable to wear layer. Beyond LVP we also offer porcelain or ceramic tile options. These range in style from rustic to modern and size from planks to board looking finishes. In our model, we showcase in the master a wood look porcelain that is a near match to our primary white oak floors in the model. Porcelain floors are going to be some of the most durable floors and will last much longer then the LVP floors, however, their cost is much higher. As such many homeowners will still stick with the LVP flooring in their bathrooms.

Cabinets and Countertops

These really impact the look! Cabinets are huge in changing the style of your bathroom. Our most popular options are still our level 1 standard cabinets. Most buyers love the shaker style birch cabinets and are happy to keep them as their standard. However, many upgrade to our level 1 or 2 quartz to upgrade the durability of their countertops as well as getting a clean and beautiful look. Our level 1 and 2 quartz come in 3 colors; Snow White, Pebble Rock, Desert Bloom. The difference between these two levels is the thickness of the quartz at 2cm for level 1 and 3cm for level 2. Beyond our level 1 and 2 quartz we offer 2 more levels of quartz in different colors, 3 levels of granite and 4 levels of solid surface finishes. For cabinets we offer 3 additional levels which include additional stains, wood species and painted options. Level 3 cabinets include our white cabinets and these are very popular as well for those wanting a modern farmhouse or modern look.

Lighting and Electrical

Our least upgraded option for our bathrooms would be our lighting options. Many of our buyers find that the standard option meets their needs. This option is available in both brushed nickel and oil-rubbed bronze. Additional standard lighting in the standard bathroom includes two fan lights, and a can light in the shower. Optional lighting upgrades in this area include 7 different vanity lights (in chrome, oil-rubbed bronze, matte black and brushed nickle), and additional can lights. Additional electrical upgrades that buyers have selected include, switching their outlets to 4-plex from the standard 2-plex outlets, upgrading their fans to our low sound or heater fan options, or adding additional outlets to their toilet room for night lights or phone charging locations.

What next?

This covers almost all the upgrade options we offer for our master bathrooms. Additional upgrades that will effect the master bathroom include our paint and stain packages, and our plumbing and heating options for whole house. However, we will cover those another time.
